We all know that over the years, real estate has been one of the leading investment vehicles to build generational wealth. Sure, it has its ups and downs, but over time, it has consistently offered investors growth and tax benefits that only real estate can provide.
However, many of us eventually get to the point where we’ve had it with tenants, toilets, taxes and trash – or “The Terrible Ts” as we call them.
The Delaware Statutory Trust (DST) is a “passive” 1031 Exchange option in which sellers of investment properties can defer their gains without being required to buy replacement properties that they have to directly manage again. Instead, they can complete their exchange into one or more DST portfolios containing high-quality properties through shared ownership, similar to a REIT.

The Qualified Opportunity Zone Fund (QOF) is an investment vehicle that owns and redevelops properties that were designated by Congress in 2017 to be eligible. QOF investors can defer and even eliminate their capital gains taxes permanently.
