Why choose a DST?

The Delaware Statutory Trust (DST) is a “passive” 1031 Exchange option in which sellers of investment properties can defer their gains without being required to buy replacement properties that they have to directly manage again.  Instead, they can complete their exchange into one or more DST portfolios containing high-quality properties through shared ownership, similar to a REIT.

With a DST:

  1. There is no need to search for a Replacement Property;
  2. The DST qualifies as a “like-kind” replacement;
  3. There is no need to schedule a complex closing with Title Companies, Attorneys, Sellers, etc.;
  4. Simple purchase process; it’s as easy as buying a mutual fund;
  5. Attractive yields that are competitive with cap rates from Replacement Properties;
  6. We work with you as a member of your team, offering our services to benefit you or your clients.

The Qualified Opportunity Zone Fund (QOF) is an investment vehicle that owns and redevelops properties that were designated by Congress in 2017 to be eligible.  QOF investors can defer and even eliminate their capital gains taxes permanently.

With a QOF:
  1. Capital gains taxes from the sale of any asset are eligible, not just from an investment property.  This includes gains from the sale of businesses, stocks, primary residences, artwork, crypto, etc.
  2. Only the gain itself is required to be reinvested.  The Cost Basis is available today – tax-free – to the investor.
  3. No Qualified Intermediary is required.
  4. Investors who remain invested for the required 10-year holding period may receive 100% tax elimination from the ultimate sale of the QOF’s assets, regardless of the amount of profit.
  5. QOFs can include luxury housing communities, hotels, self-storage facilities, commercial properties, etc.
  6. Investors have 180 days from the sale of their assets to obtain this benefit.
  7. No further tax-deferral will be required upon exit.
